SBA 504 & 7(a)
An SBA 504 loan is a long-term, fixed-rate loan for major assets like real estate or equipment to help small businesses grow. It is funded by a bank, a Certified Development Company (CDC), and the borrower. The CDC, a nonprofit that supports local development, usually covers 40% of the project with an SBA guarantee. The bank provides about 50%, and the borrower pays at least 10% down.
The assets being financed serve as collateral. Personal guarantees from business owners are typically required.
Businesses must occupy at least 51% of the property for their own operations. For new construction, the requirement is 60% immediately, with a plan to occupy 80% within 10 years.
The small businesses must meet the SBA's definition of a small business. The business owner must be a U.S. citizen or permanent resident and meet specific financial criteria, such as having a net worth of no more than $15 million and an average net income of no more than $5 million after taxes for the previous two years.
SBA 7(a) loans are business loans where the SBA guarantees a portion of the loan to the lender, making it less risky for the lender to provide funds to small businesses.
